protect themselves from undesirable tenants, according to a Spanish
newspaper.
Property expert Paul Shamplina, known in the UK for
establishing Landlord Action, a company which acts on behalf of landlords to
deal with problem tenants, has started offering his services abroad.
In response to increasing demand in Spain he has set up
offices in Madrid and Malaga offering clients a tenant referencing and rent
warranty services. The aim is to enable landlords to thoroughly vet prospective
tenants and insure themselves against non-payment of rent.
According to online newspaper, the Barcelona Reporter, around
25,000 eviction cases were put before the Spanish courts last year. However,
the type of protection available to landlords in the UK is not readily available
in Spain.
Mr Shamplina said: “The Spanish economy is currently very
fragile and, with unemployment standing at around 20 per cent, an increasing
number of expats are resorting to letting out their property as they struggle
to pay their mortgage.
“Without proper referencing, landlords could end up with a
tenant who is not financially sound or credible. “
Earlier this year Spain was voted the number one destination
for European retirees, with Brits the most likely to try international
relocation.
